Kenya’s property market runs on a mix of formal legal process and local know-how, and the single biggest risk for newcomers — local or diaspora — is skipping the process because a deal “feels right.” Here is what actually matters at each stage.
Buying
Before you fall in love with a property, verify the title. A search at the Ministry of Lands’ Ardhisasa portal (or in person at the relevant Lands Registry) confirms the seller is the registered owner and that there are no caveats, charges or disputes against the land. Budget beyond the purchase price: stamp duty is 4% of the property value within municipalities and 2% in rural areas, plus legal fees (typically 1–2%) and valuation costs. A licensed advocate should handle the transfer — never rely on a verbal agreement or a receipt alone.
Selling
Pricing against real comparable sales — not aspiration — is what moves a listing. Buyers in Nairobi’s market are increasingly price-sensitive and well-informed, comparing your listing against others in Kilimani, Kileleshwa, Lavington or Karen within minutes online. Clean title documents, professional photography and honest disclosure of any service charge arrears shorten your time on market considerably.
Renting and Letting
For landlords, a written lease, a clear rent escalation clause, and proper tenant screening protect your investment. For tenants, always confirm the landlord’s ownership (or the managing agent’s mandate) before paying a deposit, and get the lease, deposit receipt and any special conditions in writing.
Work With a Professional
A registered real estate agency does more than open doors — it verifies documents, negotiates on your behalf and manages the paperwork so nothing falls through. Eleden Holdings handles all three sides of this: property sales, letting and ongoing management. Browse our current listings or get in touch to talk through your specific situation.
